On 4 August 2026, Wynn said in its second quarter results that the resort will open its doors to guests in September 2027. This is the latest named month and supersedes pages that still say only 2027, first quarter 2027 or spring 2027.

Older investor updates targeted the first quarter of 2027, and Wynn then warned in May 2026 of a modest delay that it would quantify later. The August release supplied that missing detail by moving the current guidance to September 2027.

Is September guaranteed?

Tower and facade

Wynn's 2 February 2026 release said structural concrete was complete through the roof of level 71 and that 21,852 of 26,471 facade panels had been fitted, equal to 83%. The guest website describes a 70-floor tower, and both official descriptions stand side by side here instead of being merged into a derived floor count. Wynn releases have also used different interim height measurements, while the stable published target is 352 metres above sea level after the spire is installed.

Interiors and low-rise buildings

Elevator and escalator installation was progressing, and mechanical, electrical and finishing work was under way across the guest inventory. Combined concrete and structural steel work on the low-rise buildings stood at 99%, but that construction percentage does not mean the spaces are ready for guests.

Wynn Bridge

This new 548-metre Wynn Bridge is designed to connect the resort through Wynn Boulevard to the E311 and E611 roads. It was 48% complete on 2 February 2026, with piling finished and nine of ten bridge column pile caps in place, and Wynn was then targeting completion in late 2026.

What the August update confirms

Wynn's August results said construction was progressing rapidly, and its second quarter presentation showed extensive interior work as at 15 July 2026. Neither source supplied a newer facade or bridge percentage, so the February figures remain clearly dated instead of being increased by guesswork.

Gaming floor size and resort scale in numbers

The latest official figure

Wynn's annual report for 2025, filed in March 2026, states a 225,000 sq ft gaming area. That converts to about 20,900 sqm and is the figure used here because it is the latest direct corporate filing.

Why some pages quote 18,500 sqm

An approximate 18,500 sqm gaming floor appears throughout older property and news coverage, including several current search results. Wynn has not published a reconciliation showing that the two figures refer to different spaces, so 18,500 sqm stands as the older estimate and is not added to the newer one.

What the area does not reveal

Floor area does not disclose the number of gaming tables or slots, the game mix, or the division between general and private rooms. Wynn had not published those details by 10 August 2026, so any precise inventory needs a newer operator source.

Rooms, suites and other guest accommodation

How the 1,530 rooms, suites and residences break down

Wynn's February construction update said all 1,530 accommodation units were structurally complete, with interior fit-out still under way. The breakdown below keeps the apartments, townhomes and estates within the total so they are not counted twice.

What is Enclave?

Enclave is Wynn's hotel-within-a-hotel concept on the upper floors, with its own entrance, arrival area and lifts. It focuses on suite accommodation and a separate service environment, but rates, packages and the reservation opening date remain unannounced.

Why do some pages say 1,542 rooms?

This 1,542 figure appeared in older Wynn releases and is still repeated by competitors. The February 2026 construction release and current resort materials provide a complete category breakdown that sums to 1,530, the total used here.

Restaurants, theatre, retail and art

Twenty-two places to eat and drink

This current resort website plans 22 restaurants, bars and lounges, plus a daytime beach club, for hotel guests and resort visitors. Wynn has named a French-American steakhouse by Alain Ducasse and a second Delilah supper club, but restaurant bookings were not open by this update.

The Showroom and Punchdrunk

On 29 June 2026, Wynn announced an original Punchdrunk production that will debut with the resort. When booking opens, guests are expected to choose either a traditional seated performance upstairs or a roaming immersive journey downstairs and backstage, but show dates and prices have not been released.

Retail and the art collection

Plans include a naturally lit shopping parterre for luxury brands, although Wynn has not published the full shop list. The art collection will extend through public spaces and guest rooms, with announced highlights including Jeff Koons' 11-metre Tulips and historic and contemporary works from regional and international artists.

Beach, pools, spa and marina

Waterfront facilities

This plans include 420 metres of private white-sand beach and a deep-water marina designed to welcome large yachts. A daytime beach club is also planned, but day passes and non-guest access rules have not been published.

Pools and wellbeing

Wynn lists 12 pools with cabanas and landscaped areas, together with a five-star spa, salon and fitness centre. Treatment prices, opening hours and pool admission conditions remain unavailable, so a reliable visit budget cannot include them yet.

Family services

This official amenities list includes a kids' club alongside outdoor recreation, showing that the resort's non-gaming areas are also intended for families. Accepted ages, fees and supervision arrangements have not been released, so families should wait for the guest policy before planning childcare.

A 7,708 sqm events centre

Coral Court is the resort's events and celebrations centre, with a published area of 7,708 sqm. It will contain six reconfigurable meeting rooms, separate salons for brides and grooms, and private prayer rooms for men and women.

A column-free Grand Ballroom

This Grand Ballroom covers 2,633 sqm, has no columns and overlooks the marina. That measurement helps organisers compare venues, but it does not establish capacity because seating changes with tables, stages, aisles and production equipment.

The role of Wynn Bridge

This 548-metre bridge is intended to connect the resort more directly with the wider road network, but the latest detailed release still described it as a construction project. Do not assume it is open until Wynn announces completion or a current mapping service confirms the route.

Arrival-day checklist

Verify the final drop-off point after bookings open because the hotel, events centre and marina may use different entrances. Allow contingency time and do not pay for a transfer that does not appear in a written reservation confirmation.

This GCGRA licensee register lists Island 3 AMI FZ-LLC, trading as Wynn Al Marjan, under land-based gaming facilities. Wynn announced on 4 October 2024 that the project entity had received the first commercial gaming facility operator licence issued in the UAE.

What the licence establishes

This register confirms that the named entity holds a GCGRA licence for this specific land-based facility. It separately lists The Game LLC as operator of the UAE Lottery, showing that land-based facilities and lottery products sit in different licence categories. What to verify near opening
